Teneriffe has become the first suburb in Queensland’s history to record a median house price above $5 million, after a 48.6 per cent rise over the past 12 months. The riverside inner-city suburb now sits alongside a small group of Australian suburbs, most of them in Sydney, that have ever reached that threshold.
Teneriffe’s growth has accelerated sharply over the past decade, with five yearly growth lifting from 46.2 per cent between 2016 and 2021 to 117.6 per cent between 2021 and 2026, according to recent market insights published by Proptrak. Outside New South Wales, only a handful of suburbs have ever touched $5 million, including Melbourne’s Toorak and Canberra’s Forrest, both of which have since slipped back below the mark, and Perth’s Peppermint Grove, which has continued climbing past $6.8 million.
A Rare Milestone Outside Sydney
Analysts point to a consistent pattern behind suburbs that break into this rare tier: strictly limited housing stock, proximity to natural beauty, and fast access to a city’s economic centre. Teneriffe, a former wool store precinct just a few kilometres from the Brisbane CBD along the river, ticks each of these boxes, and its rise mirrors the broader acceleration in Brisbane’s own property market over the same period.
